Ev sahibi olma, her bireyin bu hayatta gerçekleştirmek istediği bir olgudur ve bu hedef için genellikle borçlanma yöntemine başvurulur. Bu noktada bireylerin gerek değer yargıları gerekse gelir seviyelerine bağlı olarak borcun geri ödenmesi sürecine yönelik farklı seçenekler sunmak, finansmanı sağlayan kurumların göz önünde tutması gereken bir husustur. Faizsiz Finans çerçevesinde geliştirilen Ortaklığa Dayalı Konut Finansmanında, finansmanı sağlayan kurum ile müşteri konutun ortaklarıdır ancak müşteri, konutun kira gelirinden aldığı pay ile birlikte finansör kuruma yaptığı ilave ödemelerle ortaklıktaki hissesini artırma hakkına sahiptir. Müşterinin zamanla konutun tek sahibi olmasıyla sonuçlanan bu ödeme sürecine ilişkin yapılmış çalışmalar, ödeme miktarlarındaki dönemler arası değişimler dikkate alınarak oluşturulan modeller literatürde mevcuttur.Bu çalışmada, Ortaklığa Dayalı Konut Finansmanında borcun geri ödenmesi sürecinde atlamalı ödeme yaklaşımı temel alınarak kira ve geri ödeme miktarlarının dönemler itibarıyla geometrik ve aritmetik değişim gösterdiği durumlar için, kira gelirinden alınan pay ve ödemelerle müşterinin ortaklıktaki hissesinin nasıl değiştiğini gösteren matematiksel ifadeler elde etmek amaçlanmıştır. Bu ifadeler sayısal örneklerle desteklenmiştir. Faizsiz Finans Sisteminin yenilikçi bir uygulaması olan Ortaklığa Dayalı Konut Finansmanında borç ödeme sürecinin farklı yaklaşımlarla ele alınıp düzenlenebilmesi, Ortaklığa Dayalı Konut Finansmanının klasik finans sistemindeki benzer uygulamalara bir alternatif olabileceğini gösteren önemli bir husustur. Home-ownership is a phenomenon that every person wants to achieve in this life and for this goal borrowing is applied as a procedure. At this point submitting several options for the process of loan amortization is an important issue which financing institutions should take into consideration in terms of both value judgment and the level of income of persons. The financing institution and the client are the co-owners of the home in the Shared Equity Home Financing developed through interest free approach, however client has right to increase his share ratio in the partnership by additional payments and/or repaying the amount earned from rental income of home to financing institution. There has been studies made on this loan amortization process and models generated with respect to the variations on the amount of payments through the periods. In this study, obtaining mathematical statements expressing how client’s share ratio changes with the amount earned from rental income and additional payments is aimed for the process of loan amortization in The Shared Equity Home Financing based on skipped payments when the amounts of rent and repayment differ gradually through the periods by geometric and arithmetic series. These statements are supported by examples. The Shared Equity Home Financing as an innovative implementation of interest free financial system is capable of being arranged with several methods for loan amortization process which shows that it could be an alternative for such applications of conventional finance system.
