Turizm arzının en büyük aktörlerinden biri olan konaklama tesislerinin fiyatlandırmasını etkileyen mekânsal faktörlerin incelendiği çalışma, mekân – üretim organizasyonu ilişkisi analizlerinin turizm sektörü üzerinde bir örneği niteliğindedir. Üretim organizasyonunun ve aktörlerin mekânla ilişkisi, geleneksel olarak imalat sanayi sektörlerinde çokça araştırmaya konu olsa da, bir hizmet sektörü olarak turizmde aktörlerin çok yerelli yapıları yanında coğrafyadan ve uzaklıklardan etkilenmeleri, mekân-üretim organizasyonu ilişkisini analiz etmeyi zorlaştırmaktadır. Bu doğrultuda mekânın ekonomi ile ilişkisi ilk bölümde klasik ve neoklasik yerleşim kuramları, pazar alanı analizi ve yeni ekonomik coğrafya kuramları ile teorik olarak sunulmaktadır. İkinci bölümde ise bu ilişki turizm sektörü özelinde ele alınmakta ve rekreasyon kavramı bağlamında turizm sektöründe mekân tartışılmaktadır. Üçüncü bölümde konaklama tesisleri içerisinde, Türkiye’de en büyük paya sahip olan oteller, otellerin yaşadığı yapısal dönüşümler ve sınıflandırmaları hakkında bilgi verilmektedir. Ayrıca bu bölümde konaklama tesislerinde fiyatlandırmanın nasıl gerçekleştiği, maliyet üstü fiyatlandırma politikası, fiyat farklılaştırması politikası ve getiri yöntemleri aracılığıyla anlatılmaktadır. Dördüncü bölümde araştırmaya konu olan bölge olarak Antalya ili hakkında bilgi verilmekte ve mekânsal planlama dokümanlarında Antalya ve turizm kavramlarının yeri sorgulanmaktadır. Araştırma sonuçlarının verildiği beşinci ve son bölüm, Antalya Körfezi otellerinde tesis özellikleri ve mekânsal yakınlıkların tesis fiyatlarını nasıl etkilediğinin ekonometrik olarak analiz edildiği bölümdür. Mekânsal farklılaşmaya sahip olan tesis özellikleri Moran ve Geary’nin oto korelasyon testleri ile tespit edilmiş, ardından tespit edilen bu tesis özelliklerinin, tesis fiyatını nasıl etkilediği mekânsal oto regresif ve mekânsal hata modelleri aracılığıyla test edilmiştir. Çalışma Süleyman Demirel Üniversitesi Bilimsel Araştırma Projeleri Koordinasyon Birimi tarafından 3633-D1-13 No’lu doktora projesi kapsamında desteklenmiştir. Accommodation facilities are considered one of the biggest actors in tourism sector and in this study you will find an analysis regarding spatial factors that effect pricing of these accommodation facilities. This study is also an example of analysis which was about the relationship between location and organization of production in tourism sector. Although organization of production and actors’ relationship with location was widely used as the subject of many researches in the manufacturing industry traditionally, it is difficult to analyze the relatedness of location and organization of production because of local oriented structure of the actors and the influence of geography and distances in tourism as a service sector. In this regard, relationship between location and economics is theoretically presented in the first part together with classical and neo-classical theories of settlement, market area analysis and new economic geography theories. In the second part, this relationship is discussed specific to the tourism sector and in the context of recreation location is being studied in tourism industry. In the third part, information about the accommodation facilities that have the largest share in Turkey, structural transformations that they live and their classification is given. Also in this section, how the pricing is realized in accommodation facilities is explained with the help of following methods, higher pricing policy, price discrimination policy and yield management. In the fourth part, information is given about Antalya, which is the subject area of the research, and also in the spatial planning documents of Antalya the concept of tourism is being questioned. The fifth and final part is also the one that has the survey results. In this part, there is an econometric analysis of how facility features and the spatial proximity of the hotels, which are situated on the Gulf of Antalya, can effect property prices. The facility features with spatial differentiation were detected by the auto correlation tests of Moran and Geary. After that, how this detected property features can effect property prices was tested through the spatial auto-regressive and spatial error models.
