Hedonik fiyat fonksiyonu konut gibi farklı özelliklerin bileşiminden meydana gelen heterojen bir malın özelliklerinin fiyat üzerindeki etkisini incelemek amacıyla kullanılan bir yöntemdir. Heterojen bir malın fiyatının, onu oluşturan farklı özelliklerden her birinin marjinal fiyatının toplamından oluştuğunu varsaymaktadır. Bu varsayım doğrultusunda yapılan çalışmada Isparta ili merkez mahallelerinde bulunan konutların kira fiyatlarının belirlenmesinde etkili olan her bir değişkenin marjinal fiyatı ve kira fiyatına katkısı araştırılmıştır. Ayrıca konut özellikleri yanında mekńsal faktörlerin de konut kira fiyatlarına etkisi incelenmiştir. Bunu yaparken de öncelikle konutun fiziksel, çevresel özelliklerinden ve konut piyasası özelliklerinden bahsedilmiştir. Ardından konuta ilişkin yapılan tanımlamalardan yola çıkarak konut özelliklerini içeren bir anket hazırlanıp, Isparta ili merkez mahallelerinde tabakalı örnekleme yöntemiyle belirlenen hane halklarına yüz yüze görüşme yöntemi ile uygulanmıştır. Elde ettiğimiz veriler hedonik fiyat modelinde kullanılan doğrusal fonksiyon yardımı ile analiz edilmiştir. Analiz sonucunda elde ettiğimiz veriler doğrultusunda da çıkarımlar yapılmıştır. Hedonic price function is a method used to examine the impact on price of the characteristics of a heterogeneous such as housing from the composed of different features. Heterogeneous price of a good, it assumes that the different features each one composed of the sum of the marginal price.In line with this assumption in the study is investigated influential in determining the rental price of housing price and rental price of the marginal contribution of each variable. In addition, the spatial effect of the factors examined in the residential rent prices next to residential properties. In doing so, primarily are mention physical, environmental features of housing and features of the housing market. And then based on the definitions of related to housing, prepared a survey that included residential properties, household of specification with stratified sampling in the central neighborhood of the central of Isparta applied with face to face interview method. Our datawere analyzed with the help of hedonic price modelused in the linear function. Inferences were made according to the results from the analysis data.
